Choosing the Right Loan

James spent so much time on deployments overseas during his career in the U.S. Army that after his retirement he was more than happy to buy a house and settle down on American soil for good. The constant movement of military life had made it difficult for him to save for a down payment, but thanks to the VA loan program, he only had to worry about documenting his income, checking his credit history and having enough cash on hand to cover closing costs — no down payment required.

Eligibility Requirements

There are several ways to qualify for the VA loan program:

  • Active Duty Service Members:

At least 90 days of service

  • Veterans:
  • At least 90 days of active duty service during wartime or

At least 181 days of active duty service during peacetime

  • National Guards and Reserve Members:

At least 6 years of service

  • Surviving Spouses:
  • Unremarried spouse of a veteran who died during service or from a service-related disability or

Unremarried spouse of a service member missing in action or a prisoner of war

Eligible borrowers can even apply for another VA loan once their first one is paid in full.

Individuals who served with certain military-related organizations may also be eligible. Contact a dedicated Loanwise specialist for full details.
