Since 1949, the federal government has been promoting homeownership in less-densely-populated areas of the United States through the Rural Development Loan Program.

The Small-Town Mortgage

With a USDA-guaranteed loan, you can buy a home in certain rural and suburban areas with no down payment.

Who says there are no opportunities outside the big cities? If you enjoy a quieter lifestyle in the countryside, but you’ve been worried about how to save enough money to buy a home, a little-known program of the U.S. Department of Agriculture may be able to help you.

Keeping America Affordable

There are also various options for rolling closing costs into the loan or using gift funds from family members or nonprofit agencies.

USDA-backing allows lenders to offer low interest rates, even with zero down and less-than-perfect credit scores, and USDA mortgage insurance is cheaper than the insurance required for FHA loans and conventional loans.

Choosing the Right Loan

Mariane loved living in her tight-knit community, but with her modest income, she didn’t know if she would ever be able to buy her own little corner of it until she heard about the USDA’s mortgage program. She was amazed to find that she could get a single loan to both buy and repair an old property with no down payment required and a totally affordable monthly payment.

Eligibility Requirements

USDA Rural Development Loans are reserved for families with low to moderate income, and only addresses in certain rural and suburban areas are eligible.

  • Total household income can be up to 115% of the median income in the area.
  • Eligibility areas are determined by U.S. census tract population data. See the USDA Rural Development website for more information.
  • The home must be used as a primary residence. It may be a new or existing single-family home, planned unit development, condo or manufactured home.
  • Home repairs and rehabilitation can also be financed through the loan.
